The great projects
West to east, as of 31 October 2026.
A handful of projects are changing where the world's wealthiest families buy around the Mediterranean: a new district on the sea in Monaco, an airport turned seaside quarter in Athens, a new city on Egypt's North Coast and a string of marina towns on the Bay of Kotor.
For each one we give what it is, where it is, its status, confirmed from the developer or the press as of the date shown, and why it matters to a buyer. Sold-out projects are marked; there, the way in is a resale or a later phase.

Greece
Lamda Development is turning the former airport on the Athens Riviera into a new seaside quarter of homes, parks, marinas and shops, which it calls Europe's largest urban regeneration project. Its centrepiece, the 50-storey, 200-metre Riviera Tower by Foster + Partners, is Greece's first skyscraper and reached full height in 2026.
Status: the Riviera Tower and The Cove residences are due for completion between late 2026 and early 2027, with the first homes handed over in 2027; the Riviera Galleria shops are due to open in the second half of 2027, and the sports park opened in stages from August 2026 (Lamda Development, July and August 2026). The first residences are shown as sold out.
Why it matters: a new prime address on the Athens Riviera, where buyers now come in through later phases and resales. Visit website (opens the official site) ↗︎
TEMES's 1,000-hectare destination of olive groves, golf courses and hotels, including a Mandarin Oriental, with privately owned Navarino Residences villas inside the resort.
Status: the Navarino Residences are nearly sold out; on 31 October 2026 one Olive Grove villa and two off-plan Sea Dunes villas were shown as available.
Why it matters: the model for the resort community in Greece, with five-star services at the door. Visit website (opens the official site) ↗︎

Monaco
A six-hectare district reclaimed from the sea, conceived by Prince Albert II and built by SAM L'Anse du Portier under a 2015 concession, adding about 3% to the Principality. Its homes include Renzo Piano's Le Renzo, and the district has a seafront promenade, a small harbour and gardens.
Status: completed and inaugurated in December 2024. Every home was sold before completion; some have returned to the market as resales (Forbes Italia, September 2026).
Why it matters: Monaco's first new seafront district in a generation and, by its resale prices, among the most expensive addresses in the world.
Montenegro
A superyacht marina village of about 450 berths, owned by the Investment Corporation of Dubai since 2016, with the Regent hotel, the Regent Pool Club Residences and the managed Boka Place residences.
Status: selling; the Vero & Versa residences (202 homes) were launched in 2025.
Why it matters: the Adriatic's superyacht harbour, and the anchor of Montenegro's prime market. Visit website (opens the official site) ↗︎

Orascom Development Holding's new Adriatic town: more than 600 homes built and some 700 families from over 50 countries, in four neighbourhoods, The Peaks, Horizon, Centrale and Marina Village, with a waterside promenade.
Status: selling; The Peaks are described as Montenegro's only golf residences, and the Heights collection in Centrale was newly launched (Luštica Bay, October 2026).
Why it matters: a complete town rather than a single building, with homes from apartments to golf-side villas. Visit website (opens the official site) ↗︎
A 26-hectare resort with a 238-berth marina, the One&Only Portonovi and its Chenot Espace spa, and homes from marina apartments to Sky Villas and One&Only Private Homes.
Status: selling.

Egypt
A new city on the Mediterranean, launched by a US$35 billion agreement led by Abu Dhabi's ADQ in 2024, with Modon Holding as master developer. Montage (May 2026) and Nammos (July 2026) have been announced with branded residences.
Status: under construction; the Egyptian government and Modon report the first phase of hotels, shops and leisure on schedule (2026).
Why it matters: the largest single investment on the Mediterranean shore, transforming Egypt's summer coast; foreign buyers may own here, paying in foreign currency.
Italy
In Milan, COIMA built the Olympic Village on the former Scalo Romana railway yard to designs by Skidmore, Owings & Merrill, the first piece of a 19-hectare masterplan with Prada Holding and Covivio. In the Dolomites, Cortina d'Ampezzo hosted the Games for the second time, after 1956.
Status: the Village was handed over on 1 October 2025, served the Games in February 2026 and becomes 1,700 student beds for the 2026–27 academic year (COIMA); the rest of Porta Romana follows with homes, parks and gardens.
Why it matters: a new district on the edge of central Milan, and a worldwide spotlight on Cortina, the most sought-after address in the Italian Alps.
Malta
Valletta, the UNESCO-listed capital of the Knights, offers restored palazzos and townhouses. Across Marsamxett Harbour, Tigné Point in Sliema and Zaha Hadid Architects' Mercury Towers in St Julian's, opened in 2023, are Special Designated Areas, where foreigners may buy freely.
Status: Tigné Point and Mercury Towers are complete, with remaining units and resales through agents. On Manoel Island, between Valletta and Sliema, the planned development was dropped in July 2025 in favour of a public park; terms are still being negotiated.
Why it matters: an English-speaking EU capital with permanent residence open to property buyers through the Malta Permanent Residence Programme.

Status: ready to move in, with the last few apartments and villas available (Cybarco, October 2026).
